It is normal for most real estate investors to consider quitting the real estate market when the market is really down. Some people will think that the best way to quit what you have is to sell off and this means selling for less than what you obtained. This is not the right course you should take. When the markets are down, there is one thing you should know. Always keep in mind that your purpose is always to find the best deal and not finding a market. Therefore, no matter what type of market you are into, there are still possibilities of making the best deal.

As far back as the start of this year, it was noticed that the price of houses began to fall. This did not end there. Things became worse and worse. But there real estate or property market was not inexistent. What made it carry on was that some real estate investors had a lot of perspectives and they were equally investing with a timing strategy. Remember that timing is one of the most important factors in every real estate market.

The truth is that people are still selling real estate and they are still making good deals. If you want to put forth real estate for sale, there are still prospects of making the best deal in the market. Keep in mind that you are making profits in a deal, and not in a market.

The best thing to do is not to sell at a cheaper price. Remember that the problem today is not only the housing crisis. There are crisis all over the world and this has affected the purchasing power of the general public. Therefore, the problem is not the price of home, but the ability to take out a mortgage for that home. Also keep in mind the fact that banks can no longer have their money when needed, making them unable to give out mortgage to prospective mortgagees.

The real estate market of the world is in real doldrums as the sub-prime loan crisis has hit it hard. Qualifying for the mortgage in this down market scenario has got even tougher; lenders are shying away from lending money to anybody with even a little iota of bad credit history. So, what is the path that one takes to tide over this problem?

One should not take the old treaded path of applying for a loan that is three times one’s annual income, as one should be on the safer side to face unforeseen circumstances like job cuts and maintenance. The people who are present in the form of lenders in the real estate area look for the following before approving a mortgage: The credit history reflected by the credit or FICO score supplied by credit bureaus like Equifax, TransUnion etc. This is the number that reflects your credit history (like your debts that you haven’t cleared and whether you have paid your bills on time or not). So, just try to clean up your credit history in order to gain a higher FICO score. A high Fico score will not only help you to get the approval for our mortgage but also the interest rate will be low. So do it prior to applying for a mortgage.

The next step is to just to obtain the prequalification letter in order to gain an idea on the loan amount, the closing cost and the down payment calculated on the basis of one’s credit history and income. One also needs to obtain a preapproval and this is just to confirm the loan amount (one can skip this in a down market scenario as the number of lenders will be higher than the borrowers). This step also ensures that the lender is satisfied with the borrower’s credit history i.e. after analyzing the borrower’s financial status. Preapproval guarantees your mortgage subject to submission of the property appraisal, purchase contract and title report.
